Flood Zone Determination:

Report detailing what Special Flood Hazard Area the property is located in.  Reported on the industry required report format.  


Recent Inclusion Report:

Were you just told, within the last 45 days, that your home is now in a flood zone?  If you have just purchased or refinanced a home and want to challenge the Flood Determination, this report gives you all the needed details.  It starts with a review of your property to determine what the correct Special Flood Hazard Area is.  Then we analyze the information to determine the likelihood of success in challenging the Special Flood Hazard Determination.  We provide the necessary materials to accompany the request for reconsideration.  We also give you the information, the process and the timeline that must be adhered to in making this challenge.  Once completed, you may be able to eliminate the lender requirement to carry flood insurance.  This can result in thousands of dollars of savings over the course of your loan.  


​Out-As-Shown Report:

The Out-As-Shown report is useful when the maps have been changed in your community.  We review the property information to determine what the  current Special Flood Hazard Area (SFHA) is.  If we determine that your property is no longer within a SFHA, we will provide the necessary forms and documents to file an application with FEMA.  There is no requirement that the lender tell property owners who are removed from a SFHA that they will no longer require flood insurance.  

​DIY Report:

We review the Flood Insurance Rate Maps (Flood Maps) to determine what the correct Special Flood Hazard Area is, analyze the likely success in challenging the Special Flood Hazard Determination, provide the necessary materials to accompany the request, supply the necessary forms to make application, provide the contact information for the Community that the property is in.  It is the customers responsibility to obtain the necessary Community paperwork, submit the application and respond to FEMA inquires.  You may be able to reduce the amount of premium being paid or eliminate the lender requirement to carry flood insurance.  This can result in thousands of dollars of savings over the course of your loan.
